Under the Buildings Energy Act the energy certificate has to be available at the viewing, and its key figures must appear in every advertisement. If it is missing, fines are possible — for the seller as well as the agent — and the sale is delayed.
We issue both types ourselves. Which one applies to your building depends on the year of construction, the insulation and the number of residential units.
Consumption certificate
- based on the bills of the last three years
- less expensive
- permitted from year of construction 1977 onwards or with equivalent insulation
- and from five residential units
Demand certificate
- based on building fabric, insulation and building services
- more involved
- independent of how the occupants heat
- required for older one- and two-family houses
What the regulation covers
The Buildings Energy Act — successor to the Energy Saving Ordinance — applies to all heated and cooled buildings and parts of buildings.
Exempt are buildings heated, cooled or used for less than 25 per cent of their annual energy demand — holiday homes occupied for only part of the year, for instance.
What has to appear in the advertisement
Where an energy certificate exists, its key figures belong in every advertisement. Omitting them is a regulatory offence.

- Main energy source
- Year of construction
- Energy efficiency class
And it has to be available at the viewing at the latest, without being asked for. Handing it in on request or only at the notary appointment is not enough.
