Eight phases, in a fixed order
A sale rarely fails on price and often on sequence: documents that turn out to be missing at the notary appointment, viewings with buyers who cannot finance, a brochure written before the valuation.
That is why every phase has its place and a realistic time frame with us. You can see at any time where your sale currently stands — and what comes next.
What happens in each phase
Every phase can be opened. We will tell you in good time what you need for it.
01Decision and strategyabout 1 week
In the first meeting we clarify why you are selling, by when and on what terms. That becomes the plan: timing, target group and whether to offer quietly first or go public straight away.
02Gathering documents1–3 weeks
Land register extract, cadastral map, energy certificate, floor area calculation, and for flats the declaration of division and owners' meeting minutes. Whatever is missing, we obtain — in parallel with the valuation.
03Valuation and asking priceabout 1 week
We value on the basis of actual transactions in your location and discuss a reasoned range with you. The asking price follows from it — free of charge and without obligation.
04Brochure and photographsabout 1 week
Professional photographs, drone shots where useful, floor plans and a brochure that shows the property as it is. Only now, once price and documents are settled.
05Marketing and viewings2–6 weeks
First to registered buyers, then publicly. We conduct viewings ourselves and screen in advance — you only meet buyers who are serious.
06Negotiation and credit check1–2 weeks
We negotiate on your behalf and have the financing confirmed before going to the notary. No appointment falls through for lack of a loan approval.
07Notarial contract and signing2–4 weeks
We agree the draft contract with the notary, go through it with you and accompany you to the signing. The waiting time depends on the notary.
08Handover and payment1–2 weeks after signing
Once the purchase price has arrived, we hand over the property with a written record, meter readings and keys. That completes the sale.
